These reflections drive me to go the extra mile. For instance, during Covid, none of our tenants missed a rent payment. I personally sought out information about programs like the Lee Cares Individual Assistance program, which provided financial assistance for families experiencing a loss of income due to Covid, and shared that information with our tenants. I told them, “We are family, and we will get through this together.” Family and relationships are of utmost importance to me, and I consider all of our investors, buyers, tenants, and vendors as part of my extended family. This approach has resulted in most of our tenants and investors staying with us for more than four years. That’s what happens when you treat people like family.

I grew up here in Cape Coral, so I’ve seen all of the changes that have gone on since before the Veteran’s Bridge was built. As a property manager, that longevity of living here for more than 35 years comes in handy whether I’m working with real estate investor owners or tenants. This is especially true when I’m working with snow birds or people moving to our area for the first time. I love where we live, and I love helping people learn about this area, and that’s one of the things that really differentiates me from other property managers. I love giving our tenants and our property owners new to this area the inside scoop on everything Cape Coral. My children are in school here, so I have the knowledge of our school system, and 

Not only do I know this area like the back of my hand, I also know the people who live here. So no matter what job needs to be done on a property, I know the best people to call to handle those issues in a timely and cost efficient way. At Valor, we have a list of trusted vendors that we use for everything. We’ve known these people for a long time and have found them to be trustworthy. I know if one of my properties has air conditioning issues, I can call my trusted vendors and they will get it resolved quickly. I love knowing they have my back, definitely the vendors are our best friends. And our tenants and property owners love knowing we will handle their problems right away. After all, we don’t want that “little leak” to become a larger leak or a mold issue.

Cape Coral is really a big “small town,” so having that reputation of getting things done quickly and the right way goes a long way. We let our tenants know that we are their first point of contact. They know they can email us, or call us any time. We have an after hours emergency line and they know they can send us an email, as well, so we have everything documented.

As for the property owners I work with, they know I try to treat their property as though it is my own. I know it’s a lot of trust they are placing in us at Valor, so I establish as much trust as possible right up front. So from the first phone call they make to us, they know we are different from other companies. That is not a scripted phone call. I ask a lot of questions to get to know them well, because everyone’s situation is different and I feel getting to know them is really the key to building great relationships from the very beginning. I’m not here to just give them information about a property like the price. I’m here to find out exactly what they need and then to help them find it. It’s the same with new owners and new tenants. All of us here at Valor are genuinely caring people. 

Some property owners want to be very involved. They want to know anytime we get any little maintenance issue, and how we will handle it. But some owners don’t want to know about anything unless it’s something major, and we try not to bother them unless absolutely necessary. Being able to communicate with them at the level they want is super important. The owners also know they can call us or email us any time and we are really great about responding quickly. We create those relationships with them that are deep enough where they recognize our voices on the phone without us even saying our names.

Honestly, those deeper relationships are what I was looking for when I started working with Valor a year and a half ago. I was a pharmacy technician for about 18 years before this. But I didn’t really feel like I could connect with any of the patients. That field doesn’t allow for it. I’m a people person and I was looking to create deeper connections with people. Now that I’m working with tenants and owners, I actually get to connect with them, placing tenants in the right housing and helping them through the process. It’s rewarding in that aspect. I want them to have a good experience. I feel like that’s why we really strive to get the relationship close with them, from the move in throughout their tenancy. If there’s an issue they want us to solve, we want them to tell us so we can get it resolved. So I think having that connection with the tenants lets them know we do care. And that’s why at the end of their tenancy so many of them do give us good reviews, we have a lot of good reviews from tenants and that’s not very common. And they also refer other people to us as well, because they had such a great experience with us.
